FAQ's

  • How do I schedule a viewing and lease an apartment?

    Simply browse our website and select a unit from the displayed availability.  Then choose “contact us” to initiate the appointment scheduling process.  We can also accommodate virtual tours via Facetime, Zoom or other remote meeting options upon request.  There is a link to the application on the unit listing page.  Application fees are $80 per person and are non-refundable.

  • Is parking available?

    We have parking options at all our buildings. We allow one spot per lease holding resident and pricing varies based on location.

  • Do you accept packages?

    We absolutely do! Each one of our locations has a designated mailroom and package areas where the carriers can deliver your items. We can even place a package inside your home if desired!

  • Do you have an onsite office or maintenance?

    While our management office is not directly at the property, we are still in the downtown area and can be there within a few minutes. Maintenance is onsite to assist with work orders and building duties Monday-Friday. They are also available 24-7 for emergency purposes. 

  • Do you allow pets?

    We welcome both cats and dogs.  We partner with Petscreening.com for registration and allow up to (2) animals per home.   There is a 75lb weight limit and the following dog breeds are not accepted, including mixes of these breeds: German Shepherd, Pit Bull Terrier, Cane Corso, Great Dane, Irish Wolfhound, Dalmatian, Akita, Bullmastiff, Doberman Pincher, Staffordshire Terrier, Siberian Husky, and Chow Chow.  Residents pay a non-refundable pet fee at time of move-in and monthly pet fees, per animal.  The fees charged are based on the pet profile score determined by the Petscreening.com questionnaire.

  • Can I get an extra set of keys?

    As our buildings are secured access, RKP Group allows one set of keys per lease-holding resident. However, if you ever lose a set of keys or key card, we can replace those. 

  • Can I sublet or AirBNB my apartment?

    No. While we understand the desire to sublet or turn your home into an AirBNB may arise, we do not allow it. For everyone living in our buildings, we process a credit and criminal background check as well as rental verification on anyone over the age of 18. 

  • How do I pay my rent?

    For the ease of our residents, we utilize a residential software called AppFolio. All rental payments can be made there with debit, credit, or ACH electronic checks. AppFolio has an easy to navigate app available for all residents to download.

  • How do I put in a maintenance request?

    Maintenance requests must be submitted in writing through the online resident portal, AppFolio.  The only exception is a valid emergency.  The after-hours emergency maintenance number is (855) 335-7365.  This number is also displayed in the resident portal and in the informational packet provided at move-in.

  • What do I do on move in day?

    One of our onsite team members will meet you at your designated time for your key pick up. From there, they will take you to your new home! Building dependent, you may also be able to reserve the freight elevator during your designated move time. 

  • What are my lease term options?

    Our standard lease term is 12-18 months; however, we do offer short-term options depending on the property and seasonality. 

  • Do I need approval to paint or change something in the home I am renting?

    Our buildings have history! Due to historic preservations requirements, we have very specific regulations on modifications, which are outlined in the lease.  Please talk with the Property Manager if there are questions. 

  • I’m new to the area, what’s there to do?

    There are various restaurants, entertainment venues, farmers markets and other attractions all within walking distance! Destination Toledo is a great resource for you to explore your new home! https://www.visittoledo.org/
